wir freuen uns, Ihnen unsere charmante und gemütliche 2-Zimmer-Wohnung im Herzen von Schwabing West, einer der begehrtesten Wohngegenden Münchens, zur Miete anbieten zu können. Verfügbar ist die Wohnung für mindestens vier Wochen im gesamten Oktober, wobei der Zeitraum vom 30.09.23 bis 09.11.23 auch möglich ist.
Die Wohnung befindet sich in der Clemensstraße, in einer ruhig gelegenen Fahrradstraße, und dennoch nur einen Steinwurf entfernt von der belebten Leopoldstraße und einem kleinen Stadtzentrum. Die U-Bahn-Station Münchener Freiheit (U3 & U6) erreichen Sie in nur 6 Gehminuten. Von hier aus sind es nur vier Stationen bis zum Marienplatz und zwei Stationen zur Universität und Maxvorstadt. Auch der Olympiapark ist mit sechs U-Bahn-Stationen bequem zu erreichen.
Unsere Wohnung ist umgeben von zahlreichen Einkaufsmöglichkeiten (Lidl, Penny, Rewe, Edeka), Bäckereien, Apotheken, Krankenhäusern, Banken und Postämtern. In der Nachbarschaft finden Sie eine Vielzahl an Cafés, Bars und Restaurants sowie diverse Fitnessstudios und Yogaklassen. Der Englische Garten und der Luitpoldpark sind jeweils in wenigen Gehminuten erreichbar, ideal für eine entspannte Auszeit im Grünen.
Die 60qm große Wohnung befindet sich im 5. OG ohne Fahrstuhl und ist somit leider nicht barrierefrei. Sie verfügt über ein 20qm großes Wohnzimmer und Schlafzimmer, beide quadratisch geschnitten, und ein Badezimmer sowie eine Küche mit jeweils 7qm. Die Räume sind durch das Bad und die Küche voneinander getrennt, was für zusätzliche Privatsphäre sorgt. In allen Räumen erwartet Sie ein wunderschöner Echtholzboden, während das Badezimmer und die Küche mit Fliesen ausgestattet sind.
Die Wohnung ist vollständig möbliert und besticht durch ihren warmen, hölzernen Stil, der durch viele Pflanzen ergänzt wird. Im Wohnzimmer erwartet Sie ein Arbeitsbereich mit einem höhenverstellbaren Schreibtisch, ein Essbereich sowie ein Entspannungsbereich mit einem gemütlichen 3-Personen-Sofa und Sitzsack. Das Schlafzimmer bietet ein King-Size-Bett (200cm x 180cm), einen großen Kleiderschrank (teilweise durch unsere Sachen belegt), zwei Kommoden und einen Sportbereich mit Hantelbank, Hanteln und Gewichten sowie Klimmzugstange. Das Badezimmer ist mit einer Dusch-Badewanne, Toilette, Waschbecken, Handtüchern, Wäschekorb und Waschmaschine ausgestattet. Die Küche verfügt über einen Gasherd und Gasofen, einen Kühlschrank und ist voll ausgestattet mit Geschirr, Besteck, Töpfen und Pfannen.
Wir möchten betonen, dass unsere Wohnung ein Nichtraucherhaushalt ist und leider keine Haustiere erlaubt sind. Die Wohnung ist ideal für eine oder zwei Personen. Ein Zugang zu Keller oder Speicher ist leider nicht vorhanden.
