Gepflegter Altbau in Familienhand, Baujahr 1897, mit meist hohen Decken. Egal wie groß oder klein das Zimmer: Hier fällt einem die Decke nicht auf den Kopf ;) Heute befindet sich die Esslinger-11 in herausragender, wohl einer der besten Frankfurter Citylagen. Super zentral und zugleich überraschend ruhig.
Und quasi vor der Haustür die vielseitige Möglichkeiten, besonders auch sportlicher Art, anbietende Promenade entlang des Mainufers, mit langgezogenen, oft sich etwas schlängelnden Wegen, Tischtennis-Tischen, ausgedehnten und oft von großen Bäumen beschatteten Grünflächen zum relaxen, innehalten oder meditieren, sowie einigen Restaurants und Cafés.

■□ 2 - Was in Haus und WG erwartet, und was geboten wird
Zweck-WG kann – muss aber nicht. In den sechs verschiedenen "Furnished Lodging Easy Going" Apartments (meine bis zur Buchung von der Plattform nicht preisgegebene Mail-Adresse verrät die Devise: FLEG.Frankfurt usw.) wohnen eher jüngere Berufstätige und Praktikanten, aber in etwas geringerem Maße auch Trainees und Studenten.
Meine Zielgruppe: junge Working Internationals aus aller Welt, woher auch immer sie kommen — und ja, auch aus Deutschland ;) Für alle, die in einer WG wohnen, gilt gleichermaßen: DRINNEN gemütlich und gern auch gesellig – doch Halligalli und Party bitte DRAUSSEN, irgendwo außerhalb in Richtung Mainufer oder Stadt, auch nicht in Haus, Garten oder Hof.
Allgemein ist zu sagen, dass gegenseitige Rücksichtnahme und gepflegtes, entspanntes Wohnen innerhalb eines multikulturell bewohnten Hauses auch für mich als Vermieter und Hausmitbewohner zu den wirklich wichtigen Dingen gehören.
Es gibt hier in der Esslinger-11, in Haus und Wohnungen, gelebte, willkommene, bereichernde Individualität und zugleich multikulturelles Nebeneinander sowie mögliche, aber nicht zwangslãufige Interaktionen zwischen den WGs. Ein gewisses Miteinander, insbesondere eine WG-interne ausreichende Kommunikation ist das A und O
■□ 3 - Sauberhalten
Es gilt als vereinbart: grundsätzliches Sauberhalten aller Gemeinschaftsbereiche der Wohnung in eigener Regie und Verantwortung infolge WG-interner Absprachen. Dies als einer der Grundpfeiler des respektvollen Miteinanders, ob WG-intern oder gegenüber der Vermieterseite, die kontinuierlich Nachmieter:innen sucht und somit sehr daran interessiert ist, dass die Räumlichkeiten jederzeit vorzeigbar – besser noch: gepflegt und attraktiv – bleiben.
Daher wird der Zustand innerhalb der Gemeinschaftsbereiche in gewissen Abständen von Vermieterseite kontrolliert.
■□ 4 - Konkret zu Zimmer und Wohnung
Obwohl es draußen in aller Regel nicht laut zugeht, bietet die gute Isolierverglasung bei geschlossenem Fenster besonders viel Ruhe im Zimmer und natürlich auch sehr guten Schutz vor Kälte im Winter.
Die gemeinsame Einbauküche ist mit allgemein erforderlichem Hausrat versehen, auch mit einem Bügelbrett (ohne -eisen jedoch). Alle insgesamt drei Flatmates haben in der Küche nebst einiger gemeinsamer Stauräume auch ihre eigenen Vorratsschubladen und -Fächer. Große Kühl-/Gefrierkombi mit 3 Tiefkühl-Schubladen (eine pro Zimmer).
Die von Vermieterseite bereitgestellten Töpfe, Pfannen, Teller, Tassen, Gläser sowie Besteck und diverse Kochutensilien können mitgenutzt werden, es ist aber derzeit nicht vieles vorhanden. Vorhanden sind: Mikrowelle, Wasserkocher, evtl. Toaster. Auf all dies besteht jedoch kein Anspruch.
■□ 5 - Ruhige, dennoch zentrale Wohnlage, gute Mischung aus jung und alt und vielen sozialen Schichten
Das Wohnviertel befindet sich am Rand des Bahnhofsviertels und ist überraschend bunt: Hier wohnt und/oder arbeitet jung und alt, sehr viele recht junge Familien wie auch viele "Kreative" (Musikproduzenten, Architekten, Designer, Künstler und ein beliebter HR3-Radiomoderator.) In der Regel ist es ruhig im(!) und auch rund um(!) das Haus. Vom Bahnhofsgetummel und -betrieb ist hier nichts mehr zu sehen, auch nichts zu hören oder sonstwie zu bemerken.
Ein Katzensprung bis zum Ufer – wo sich der Westhafen-Tower und der Westhafen-Park befinden, sowie in beide Richtungen des Flusses die weitläufigen Grünanlagen, Sport- und Erholungsmöglichkeiten an der Uferpromenade entlang.
Die Esslinger Straße gehört zu den kürzesten Frankfurts, sie endet auf Höhe der sich gegenüber liegenden Hausnummern 11 (also hier) und 12. Wie auf der von der Plattform zur Verfügung gestellten Karte zu sehen ist, liegt die Esslinger Straße in verkehrsberuhigter Zone, etwas abseits der umliegenden, verkehrsintensiven Straßen und direkt am optisch anmutenden, in den 1980er Jahren erbauten, und unter den Frankfurterinnen und Frankfurtern beliebten Bürogebäude Westhafen-Tower (auf einigen der angefügten Bilder zu sehen) — auch liebevoll "das Gerippte" genannt, weil es von dem Erbauer, sowohl von sämtlichen Proportionen, als auch von der grünlichen Farbgebung und der angeblich rippenartigen Musterung der Fenster her, dem für Frankfurt und dem ganzen Land Hessen typischen, traditionellen Apfelweinglas nachempfunden wurde.
Das mit auffällig vielen kreativen Menschen bewohnte Westhafen-Viertel ist in den letzten Jahren, wie weiter oben beschrieben, zu einem kleinen und attraktiven "Viertel im Viertel" geworden und gliedert sich in das weitläufige und deutlich unattraktivere restliche Gutleutviertel ein.
■□ 6 - Sonstiges (öffentliche Verkehrsmittel, Gastronomie, Einkaufsmöglichkeiten, etc.)
Der Hauptbahnhof (Südseite) ist fußläufig in weniger als 5 Minuten zu erreichen. Dort befindet sich auch der Zugang zu den S- und U-Bahnen. Nur 1-2 min zu den Haltestellen von Bussen und Straßenbahnen (Straßenbahn-Linien 12, 16, 17 und 21, Haltestelle "Baseler Platz").
Sehr verschiedene und interessante Einkaufsmöglichkeiten gerade in den kontrastierten Bereichen am Hauptbahnhof, wo auch sehr vielfältige Gastronomie aus aller Welt zu finden ist, kleine sowie gehobene, insbesondere in der Kaiserstraße und Münchener Straße. Für ziemlich jede kulturelle Prägung ist etwas dabei.
Aber auch im unmittelbaren Umfeld der Esslinger-11: z.B. koreanisch, äthiopisch oder erithreisch essen. Oder gehoben italienisch, direkt am Mainufer, Nähe Cronstettenhaus (nicht mit L'OSTERIA am Westhafenplatz zu verwechseln). Oder direkt im Haus: PERSIA, ein auf Trip Advisor sehr beliebtes persisches Restaurant mit junger, kreativer iranischer Küche.
Der TEGUT (hochwertiger Supermarkt deutscher Prägung) in der Kaiserstraße ist täglich (außer Sonntags) von 7 bis 23 Uhr geöffnet.
In der Nähe der Esslinger-11, Speicherstraße 44, parallel zum Mainufer und in ca. 5 Gehminuten zu erreichen: der hervorragend sortierte Supermarkt REWE, auch samstags bis 22 Uhr geöffnet.
Familiengeführter Einkaufskiosk in besonders nettem Ambiente am Baseler Platz 1, hier direkt um die Ecke, an der Friedensbrücke. Bei Jung und Alt beliebt. Im Sommer mit Terrasse. Gutes Wein- und super Biersortiment.
Kostenfreie Parkplätze sind hier in der unmittelbaren Umgebung durchaus noch zu finden. Öffentliches Parkhaus ganz in der Nähe der Esslinger-11, direkt am IBIS-Hotel, auf Höhe Speicherstraße 6, aber auch in der Wilhelm-Leuschner-Str., direkt am Baseler Platz.

Welcome to one of the non-smoking flats in Esslinger-11!
Well-kept old building in family hands, built in 1897, with mostly high ceilings. No matter how big or small the room: the ceiling won't fall on your head here ;) Today, Esslinger-11 is in an outstanding, probably one of the best city centre locations in Frankfurt. Super central and surprisingly quiet at the same time.
And virtually on the doorstep is the promenade along the banks of the River Main, which offers a wide range of possibilities, especially of a sporting nature, with long, often somewhat winding paths, table tennis tables, extensive green areas, often shaded by large trees, for relaxing, pausing or meditating, as well as several restaurants and cafés.
The most important key data on the room offered here for rent for 1 to 2 months:
▪︎ Monthly flat-rate rent: € 1.040 The commission costs charged by the platform amount to 50% of the basic rent plus 19% VAT and are to be borne equally by the tenant and landlord

Briefly about me:

I was born and raised in Frankfurt in 1966 and studied philosophy in France and Chinese medicine (alternative practitioner) in Germany. Plants, flowers and my small private garden belonging to the house are my balance and hobby (see attached pictures.) Mother tongues: French and German as I was bilingual from an early age. Communicating in English is quite possible, often necessary, but is not particularly easy for me and is clearly not my preference.

■□ 1 - Internet access
Shared WiFi available immediately on moving in. At the landlord's discretion, a declaration of use will be signed by the tenant at the latest when the keys are handed over (in particular with regard to liability issues and use of the Internet within legal limits).
■□ 2 - What to expect in the house and flat share, and what is offered
A purpose-built flat share can - but doesn't have to. The six different "Furnished Lodging Easy Going" flats (my email address, which was not disclosed by the platform until I booked, reveals the motto: FLEG.Frankfurt etc.) are more likely to be occupied by younger professionals and interns, but to a lesser extent also by trainees and students.
My target group: young working internationals from all over the world, wherever they come from - and yes, also from Germany ;) The same applies to everyone who lives in a shared flat: Inside, it's cosy and social - but please don't party outside, somewhere towards the banks of the Main or the city, not even in the house, garden or courtyard.
In general, it can be said that mutual consideration and cultivated, relaxed living in a multicultural house are also really important things for me as a landlord and flatmate.
Here in the Esslinger-11, in the house and flats, there is lived, welcome, enriching individuality and at the same time multicultural coexistence as well as possible, but not inevitable interactions between the shared flats. A certain degree of togetherness, especially sufficient communication within the shared flat, is essential
■□ 3 - Keeping it clean
It is agreed that all communal areas of the flat are to be kept clean under the tenant's own control and responsibility as a result of internal agreements. This is one of the cornerstones of respectful coexistence, whether within the shared flat or towards the landlord, who is constantly looking for new tenants and is therefore very interested in ensuring that the premises remain presentable - or even better: well-maintained and attractive - at all times.
For this reason, the condition of the communal areas is checked by the landlord at certain intervals.
■□ 4 - Specific to the room and flat
Although it is generally not noisy outside, the good insulating glazing offers a lot of peace and quiet in the room when the window is closed and, of course, very good protection from the cold in winter.
The shared fitted kitchen is equipped with all the necessary household items, including an ironing board (but no iron). All three flatmates have their own storage drawers and compartments in the kitchen in addition to some shared storage space. Large fridge/freezer with 3 freezer drawers (one per room).
The pots, pans, plates, cups, glasses, cutlery and various cooking utensils provided by the landlord can also be used, but not much is currently available. Available are: Microwave, kettle, possibly a toaster. However, there is no entitlement to all this.
■□ 5 - Quiet, yet central residential area, good mix of young and old and many social classes
The residential area is located on the edge of the station district and is surprisingly colourful: young and old live and/or work here, many very young families as well as many "creatives" (music producers, architects, designers, artists and a popular HR3 radio presenter). As a rule, it is quiet in(!) and around(!) the house. There is nothing to be seen, heard or otherwise noticed of the hustle and bustle of the railway station.
A stone's throw to the riverbank - where the Westhafen Tower and Westhafen Park are located, as well as the extensive green spaces, sports and recreational facilities along the riverside promenade in both directions of the river.
Esslinger Strasse is one of the shortest in Frankfurt, ending at the level of house numbers 11 (i.e. here) and 12 opposite each other. As can be seen on the map provided by the platform, Esslinger Straße is located in a traffic-calmed zone, slightly away from the surrounding busy streets and directly next to the visually appealing Westhafen Tower office building (also affectionately known as "the ribbed one"), which was built in the 1980s and is a favourite among Frankfurters, because its builder modelled it on the traditional apple wine glass typical of Frankfurt and the entire state of Hesse, both in terms of its proportions and its greenish colouring and the supposedly ribbed pattern of the windows.
As described above, the Westhafen district, which is home to a conspicuously large number of creative people, has become a small and attractive "neighbourhood within a neighbourhood" in recent years and is integrated into the sprawling and much less attractive rest of the Gutleutviertel.
■□ 6 - Miscellaneous (public transport, gastronomy, shopping facilities etc.)
The main railway station (south side) can be reached on foot in less than 5 minutes. Access to the S-Bahn and U-Bahn is also located there. Only 1-2 minutes to the bus and tram stops (tram lines 12, 16, 17 and 21, stop "Baseler Platz").
Very diverse and interesting shopping opportunities, especially in the contrasting areas around the main railway station, where you can also find a wide variety of restaurants from all over the world, both small and upmarket, especially in Kaiserstraße and Münchener Straße. There is something for pretty much every cultural taste.
But also in the immediate vicinity of Esslinger-11: e.g. Korean, Ethiopian or Erithrean food. Or upscale Italian, directly on the banks of the Main, near Cronstettenhaus (not to be confused with L'OSTERIA on Westhafenplatz). Or directly in the building: PERSIA, a very popular Persian restaurant on Trip Advisor with young, creative Iranian cuisine.
The TEGUT (high-quality German-style supermarket) in Kaiserstrasse is open daily (except Sundays) from 7 am to 11 pm.
