The house is charming and dates from 1890. There is a lovely mature west facing garden and terrace. The neighborhood is gorgeous with Heurigen (wine restaurants) nearby, and a 10 min walk to Perchtoldsdorf shops and central plaza. The house has a practical kitchen, extra shower area and toilet, two bedrooms and a living room opening out to the garden downstairs. Upstairs there is an amazing, large open beamed living area, with wood burning stove and high ceiling, a nice bedroom and a family bathroom.
Getting to Vienna is relatively easy: there are very regular buses to Liesing station (takes 8 mins) then regular trains to Vienna (20mins to the centre....35mins to the UN).

Cottage im Grünen. Vermietung des Mehrbettzimmers für bis zu 3 Personen (Größe 23,65m2) in privatem Wohngebäude für Wohnzwecke, in ruhiger Lage. Wohnen und studieren fern von Lärm. Das energieeffiziente Öko-Haus wurde 1999 errichtet und verfügt über gut gedämmte Bauteile. Beheizt wird mit Fernwärme und mit Sonnenstrom. Die Erwärmung der Räume erfolgt mit Fußbodenheizungen, mit Infrarot-Paneelen und mit passiver Sonnenenergie.
Die Vertragsdauer beträgt mindestens 29 Nächte und maximal 6 Monate. Die monatliche Miete ist ein Pauschalpreis und beinhaltet Heizung, Strom, Wasser, WIFI und Betriebskosten.
Bad mit Walk-in-Dusche, Badewanne und Doppelwaschtisch. Hauseingang, Bad, WC und Pantry liegen im Erdgeschoss und werden gemeinsam mit anderen Mieter/-innen benützt. Ausstattung der Pantry: Getränke-Kühlschrank, Mikrowelle, Wasserkocher, Toaster, Besteck.
Der Gemeinschaftsraum für gemeinsames Wirtschaften/ Studieren liegt im Obergeschoss. Die zusätzlichen Flächen zur gemeinsamen Nutzung sind insgesamt 38,80m2 groß. Die Reinigung aller Gemeinschaftsflächen erfolgt periodisch durch den Vermieter.

In den umliegenden ebenen Straßen gibt es freie Stellplätze für PKWs und Ladestationen. Transporter können in der Kampstraße abgestellt werden. Alle wichtigen Einrichtungen, Geschäfte, das BSFZ-Südstadt und die öffentlichen Verkehrsmittel sind in Geh-Weite (ohne PKW) erreichbar. In der Nähe liegen der ÖBB-Bahnhof Mödling und die WLB-Haltestelle der Badner Bahn.

Das Zimmer ist mit Bett, Tisch, Sessel und Sofa möbliert und hat Bodenbeläge aus keramischen Platten. Die Sicherheitsausstattung umfasst Feuerlöscher und Alarm-Melder für Rauch und CO2. Im Haus und in der Siedlung gilt Rauchverbot. Lade- und Abstellmöglichkeiten für E-Bikes sind gebührenfrei.
