In Familienhand seit Anfang der 1950er Jahre – seitdem der eine meiner Großväter, Bauingenieur und damals Flüchtling aus Transsylvanien, das obere Stockwerk des kriegsgeschädigten Mehrfamilienhauses wieder aufgebaut hat.
Konkret zu Zimmer und Wohnung:
Das hier angebotene Zimmer befindet sich im 2. OG links. Es geht um das möblierte Zimmer 2L2: 2. Stock, L wie links, zweites Zimmer von der Wohnungseingangstür aus betrachtet. Es befindet sich innerhalb der Wohnung "VICTOR" (am Briefkasten so angegeben).
Das Zimmer ist mit seinen 20 m2 das größte innerhalb der Wohnung, es ist hell und freundlich, auch in der Farbgestaltung. Obwohl es draußen in aller Regel nicht laut zugeht, bietet die gute Isolierverglasung bei geschlossenem Fenster besonders viel Ruhe im Zimmer und natürlich auch sehr guten Schutz vor Kälte im Winter.
Die gemeinsame Einbauküche ist mit allgemein erforderlichem Hausrat versehen, auch mit einem Bügelbrett (ohne -eisen jedoch). Alle drei Flatmates haben in der Küche nebst einiger gemeinsamer Stauräume auch ihre eigenen Vorratsschubladen und -Fächer. Große Kühl-/Gefrierkombi mit 3 Tiefkühl-Schubladen (eine pro Zimmer).
Waschmaschine in der Küche sowie separater, in ein Möbel im Flurbereich der Wohnung eingebauter Wäschetrockner mit Abluft nach außen (zum Innenhof).
Die von Vermieterseite gegebenenfalls bereitgestellten Töpfe, Pfannen, Teller, Tassen, Gläser sowie Besteck und diverse Kochutensilien können mitgenutzt werden. Insbesondere Mikrowelle, Wasserkocher, Toaster, Kaffeemaschine. Hierauf besteht jedoch kein Anspruch.

BITTE BEACHTEN – Thema VERTRAUENSAUFBAU:
HousingAnywhere ist eine Buchungsplattform. Verständlicherweise erlaubt diese vor erfolgter Zahlungsabwicklung keinen Austausch von Kontaktdaten.
Ist der Buchungsvorgang aber abgeschlossen, verbleiben laut Vertragsbedingungen der Plattform 24 Stunden, um die Buchung im Fall der Fälle doch noch zu stornieren, und zwar kostenfrei.
Mein persönliches Fazit: Gerade in diesem 24-stündigen Zeitraum ist weiterer Vertrauensaufbau bzw. tiefer gehender Kontakt dank der freigegebenen Kontaktdaten möglich und auch von der Vermieterseite erwünscht, falls es sich beidseitig problemlos einrichten lässt.
Kontaktaufnahme nach abgschlossener Buchung somit gerne entweder weiterhin via Plattform, ansonsten gern aber auch per E-Mail oder schnell und unkompliziert über Social Media.
***Thema REINIGUNGEN***
Im Mietpreis enthalten: die laufenden Reinigungskosten für das Sauberhalten in den gemeinsamen Bereichen des Hauses, insbesondere des Treppenhauses, Hauseingangs und der Mülltonnenbereiche im Innenhof.
Endreinigung (das Zimmer sowie anteilig die Grundreinigung der Gemeinschaftsbereiche der Wohnung betreffend): pauschal 60€ bei nur 1-monatiger Anmietung durch nur eine Person. Ansonsten 90€ pro Aufenthalt bis zu einem Jahr. Nach Ablauf des ersten Jahres weitere 90€.
Laufende Unterhaltsreinigungen (nur die Gemeinschaftsbereiche der Wohnung betreffend): pauschal 35€/Monat — Näheres, auch bezüglich –nur eventuell– gegelegentlich anfallender, kostenintensiver Grundreinigungen, nachfolgend unter "Thema REINIGUNGEN".
Dennoch gilt als vertraglich vereinbart: Sauberhalten aller Gemeinschaftsbereiche der Wohnung in eigener Regie und Verantwortung durch WG-interne Absprachen. Dies als ein Grundpfeiler des respektvollen Miteinanders, ob WG-intern oder gegenüber der Vermieterseite, die kontinuierlich Nachmieter und Nachmieterinnen sucht und somit sehr daran interessiert ist, dass die Räumlichkeiten jederzeit vorzeigbar – besser noch: gepflegt und attraktiv – bleiben.
Daher wird der Zustand innerhalb der Gemeinschaftsbereiche in gewissen Abständen kontrolliert.
Mieterseits bedingt steuerbar: Nachweislich entstandene Reinigungskosten aufgrund nötiger Zusatzreinigungen nach Ermessen und zugleich finanzieller Beteiligung der Vermieterseite werden der Wohngemeinschaft mit maximal 50€/Zimmer (bei insgesamt 3 Zimmern) berechnet. Insbesondere geht es dabei um gelegentliche Grundreinigungen, maximal 3x im Jahr. Einsicht in die dann jeweils vorliegende Rechnung einer Putzfirma wäre gegeben. Die Vermieterseite würde mindestens(!) 25% des Rechnungsbetrages übernehmen.
Beispiel: Es kommt nach 6 Monaten Mietzeit zu einer Grundreinigung der gesamten Wohnung – inklusive Beseititung zahlreicher Fettablagerungen in der Küche, beispielsweise aufgrund zu selten eingeschalteter Dunstabzugshaube (mit integriertem Fettfilter). Rechnungsbetrag: 240€ inkl. Mehrwertsteuer. 240÷4 = 60. 3 Zimmer, 50€ pro Zimmer. Die Vermieterseite als sozusagen vierte Zahlungspartei übernimmt die 3x10€ Differenz sowie die selbst zu tragenden 60€, insgesamt also 90€.
***MIETVERTRAG***
Die Plattform bietet meiner Meinung nach bereits eine recht hohe Sicherheit für Mieter wie auch Vermieter. Im Sinne einer noch höheren wechselseitigen Garantie auf Verlässlichkeit wird ein Mietvertrag geschlossen. Dieser kann einige Tage im Anschluss an eine feste Buchung und nach kurzer E-Mail-Korrespondenz per Pdf-Anhang zugeschickt werden.

Vermieter, Hauseigentümer und Ansprechpartner für alle Mieter:innen im Haus, darunter insbesondere für jene aus den sechs verschiedenen Wohngemeinschaften. Weltoffen.
Mache gerne Nägel mit Köpfen und verlange Verlässlichkeit. Ebensolche darf man (darf Frau ;) auch von mir erwarten.
Erreichbarkeit ist prinzipiell 24/7 gegeben, allerdings nicht an meiner Wohnungstür.
Ich antworte möglichst zeitnah, falls erwünscht und machbar gebe ich selbstverständlich gerne auch Hilfestellung – beispielsweise falls die Wohnungstür zugefallen, und der Schlüssel in der Wohnung liegen geblieben ist.

The apartment is located in a very beautiful and well-maintained old building in the middle of the exclusive Frankfurt district Westend North.
