3 This two-rooms flat is located in Via Filippino Degli Orti, a cross street of Viale Umbria, in a quiet residential zone, rich with shops and parks. From the apartment, you can easily reach the center of Milan in a few minutes, by taking the tram 16 or the urban bypass. The apartment is on the sixth floor of the building. Entering the flat, you find the kitchen where there are a comfortable sofa and a table. The tram 16 stop and the urban bypass are just one hundred meters far from the apartment – you take one of them and you easily reach the center of the city or any other zone of Milan. Living room and kitchen In the living room, you find an open view kitchen and a sofa. The blue and white furniture in the room is modern and practical. Moreover, in the kitchen, you find a nice balcony. Bedroom and bathroom In the bedroom, there is a double bed, which can be turned into two single beds, if you need them. The bedroom is very comfortable and practical, thanks to the light parquet flooring and the window. The bathroom is provided with a shower and an entrance with a washing machine and a sink. HOUSE RULES Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees. SANITIZED APARTMENTS. We use professional products and procedures to sanitize our apartments. Professional sanitation certificate. Tax excluded from the price: For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32€) and a registration tax (equal to 2% of the rent with a minimum of 67€) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime. During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)). Security deposit We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure. Check-in time The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30€. Final Cleaning Service You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and/or dishes and tableware to wash); dispose of trash properly. Utilities The utilities are included up to a maximum daily amount in order to respect the environment. Rules Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well. Soggiorno e cucina In soggiorno troverete una cucina a vista e il divano. L'ambiente è moderno e accogliente, con finiture di arredo azzurre e bianche e in fondo alla cucina troverete un piccolo balconcino. Camera e bagno La camera da letto dispone di un letto matrimoniale, divisibile all'occorrenza in due letti singoli. Il parquet chiaro a lisca di pesce e la luce soffusa che entra dalla finestra, rendono la zona notte molto accogliente, oltre che silenziosa. Il bagno è dotato di un box doccia e di un'anticamera con il lavandino e la lavatrice. REGOLE DELLA CASA I nostri prezzi comprendono il Servizio Residence con assistenza e includono: IVA (ove prevista ai sensi del D.lgs. 633/72) biancheria da camera e bagno iniziali, utenze (luce e gas entro limiti di utilizzo giornalieri per evitare sprechi), accoglienza del personale (hidden) in appartamento, Internet Wi-fi.
