This lovely flat has low, beamed ceilings that add to the character of the place, making it charming and cozy. Please bear in mind that the flat is located on the second floor with no elevator.
HOUSE RULES
1. TIMES: Check-in is between 4.00 PM and 8.00 PM. When possible, check-ins will be allowed before 4.00 PM. ALL CHECK-IN TIMES must be agreed with the host in advance. Checkout is at 11.00 AM. Scheduled or potential late check-ins (after 8.00 pm) MUST BE COMMUNICATED TO THE HOST BEFORE BOOKING AND A 50 EURO LATE CHECK-IN FEE COULD BE APPLIED. The late check-in fee must be paid at the time of arrival at the apartment and no access will be granted to the apartment until such payment is made.
2. Personal Information: As per Italian Law number 214/2011 (article 40.1), Italian Police requires us to report the identity of our guests. The information guests are required to share are the following: Name, Family name, Citizenship, Place and Date of Birth, Document Number, Country of Issuance. We will process these data in full compliance with Italian and EU regulations on personal data use and will NOT store or share it with any other party. We understand that the sharing of personal info is a very sensitive matter and thus we will respect and uphold your decision not to send the information electronically in advance because of privacy concerns. We will however ask for these details at check in. No additional guests will allowed due to the conformance. If you are found to have persons staying at the property who are not named on your Reservation Confirmation, you are in breach of contract and may be denied access to the property. No refunds will be issued if you are refused accommodations due breach of contract.
3. Facility: we are not an hotel or a B&B. We do NOT provide 24/7 reception, daily cleaning of the unit unless specifically requested, and paid for, at the time of the booking, NOR do we provide BREAKFAST or MEALS.
4. Payments: We can withdraw directly from your credit card according to the conditions of the cancellation policy of the reservation within the check-in day.
5. Waiver of Liability: we shall not accept responsibility for losses to the guests for any claims, including but not limited to:
a) responsibility for personal body injury, death, accident, lost, stolen or damaged property, loss of mental or physical enjoyment, delay or inconvenience.
b) Any delays or changes in schedule or itineraries incurred by any person arising out of any wilful or negligent act or omission,
c) the act or omissions of any party,
d) monetary crisis, labor problems, economic changes, mechanical maintenance or construction difficulties or noise, climatic aberrations, local laws, novel or unexpected conditions;
6. Minors: Children under 18 must have proper adult supervision at all times.
7. Pets: Pets are NOT allowed.
8. Utilities: Please turn off all electrical appliances and lights when not in use and whenever you leave the apartment.
9. Quiet Hours: Quiet Hours are 10 PM to 8 AM: Please keep all noise levels to a minimum during this time.
10. Smoking: No Smoking is allowed inside of the suites. No candles or fires of any kind are allowed within the apartment. A 250 Euro cleaning fee will be charged if smoke is detected in the apartment upon departure.
11. Laundry: You may use the washer - and dryer when available - in the apartment room. We are not responsible for any clothing damage or articles left, lost or stolen. Read and follow machine instructions.
12. Damage: Please report any inoperative equipment, damages, dangers or faults immediately. The registered guest is directly responsible for all negligent, accidental, intentional, or unintentional damage to the interior or exterior of the suite or to the common areas, caused by the guest, their family, or their guests, and will be charged for all repairs, replacement, and other related expenses and costs.
13. Keys: A 250 Euro fee will be charged if you lose the keys of the apartment.
14. Behaviour: Occupancy and use of premises and common areas shall not be such as to disturb or offend residents (e.g. guests may not hang towels, garments, etc. from windows, make excessive noise or commotion, etc.). We have the prerogative to remove any disruptive guests with full forfeiture of rent and deposits for any violation of any of these rules.
This exclusive and exceptionally large two double bedroom apartment has great floor to ceiling height which allows in plenty of natural light. It is conveniently situated on the first floor with a lift and private garage which is of great benefit after a long day walking or exploring the beautiful City or countryside surrounding Florence. The apartment is just outside the Traffic limited zone. Florentines call this the ZTL, or "Zona Traffico Limitato". It is important to know this to avoid receiving HUGE traffic tickets by driving your car into the zone. So it is great to be able to leave your car in the garage without getting a fine and walk around the center.
The sitting room has two sofa beds and two arm chairs in which to relax after a fun day exploring the sights. It also has the additional benefit of a separate dining area for you to eat your own home cooked meals, which can be created in the separate kitchen using the fresh ingredients acquired from the nearby Mercato Centrale.
There are two bathrooms one with a shower, w.c, basin and mirror which can be used when in a hurry. The other has a bath in which to relax at the end of the day, with shower attachment, w.c, bidet, sink with mirror. The kitchen in addition to all the cooking utensils has a washing machine, dishwasher, microwave and fridge freezer. Another benefit is that the tall doors open onto a balcony off the kitchen. The sitting room folding doors also open onto a balcony which has fantastic views of the river Mugnone and trees that line its banks. The apartment is the perfect base for a family or a group of friends to explore the treasures of Florence City centre and also explore the surrounding Tuscany countryside. Nearest tram Strozzi - Fallaci 5 minutes walk from apartment. The train and bus stations are near the end of Via Nazionale (approximately 15 minutes walk).
Double glazing has been installed to the front and back windows in addition to the rolling shutters outside the windows which can be closed during the day whilst you are out, to keep out the sun to provide a cool apartment on your return and also at night to provide a good nights sleep and keeps any noise out.
The exclusive use of the garage means that the apartment is ideal for people that wish to drive to Florence or have a car whilst there but do not wish to spend an additional 145 euros a week or 30 euros a night for private parking. With this apartment the parking is included within the price. The property has recently been refurbished and additional features provided such as a new air conditioning system, TV, DVD and free WiFi is in the apartment.
Car: not necessary
Close to the apartment is the Mercato Centrale off via Nazionale and also San Lorenzo Market. Closer still is the Galleria dell'Accademia off Piazza di San Marco that is an art museum with Michelangelo sculptures, including David, plus Renaissance painting & Russian icons. The exhibition centre is also a short walk away at Fortezza da Basso. The apartment is located to allow you to walk to all the main tourist attractions and at the same time retreat to avoid the other tourists that are visiting the sites into a local neighbourhood. Just over the river Mugnone is the Horticultural gardens (Giardino dell'Orticultura, Via Vittorio Emanuele II, (hidden) Firenze).
Viale Giovanni Milton is a one way street that is in the centre of Florence. If you are arriving by car the apartment Viale Giovanni Milton is conveniently close to one of the main roads, Viale Spartaco Lavagnini (SS67) into Florence. The private garage is behind the apartment and is secured by iron gates that are opened electrically using a key in a control panel.

I am renting out an entire apartment in a central building, particular and frescoed in the center of Florence!
The apartment is 120 square meters, is located on the second floor of a building in which there is an elevator. You are welcomed by a large and long representative entrance with marble floor. There are two bathrooms. To be shared is the eat-in kitchen in masonry with coffered ceilings and frescoes of the nineteenth century. The dining/living room has a TV, sofa, drawers, chairs and furniture as well as a balcony overlooking the gardens. The ceiling with exposed beams and the terracotta floor make the room even more charming. The sofa in the living room can become a sofa bed in case of guests.
The apartment can fit a maximum of 6 people counting the sofa bed. There are two bedrooms, each with a loft. So you will find:
- A double bedroom with 1 double bed in the loft and 1 double bed downstairs. Downstairs, as visible in the photos, you can find an en-suite bathroom with Jacuzzi and two large closets.
- A twin room with a single bed in the loft and another single bed downstairs. The room has a balcony overlooking the gardens. Second bathroom in the corridor.
