- Mini flatlet situated in the historic and characteristic district of Trastevere.
- Accommodates up to 2 people, though it's recommended and most comfortable for 1 person.

BOOKING PROCESS
- After your booking and before check-in, please send a copy of your passport or ID.
- All amenities such as bars, restaurants, and public transport are within walking distance.
- Piazza Campo dei Fiori and John Cabot University are also nearby.
- Please note that the washing machine mentioned is shared and not inside the property; it is just ouside your studio. A fee of €4 per wash (for electricity consumption) will be charged by the responsible person, or € 5 if you don't have your soap.
PRICING
- The prices on this website are set for a minimum 30 days stay. Obviously, you can stay a shorter period, but the daily price cannot be 1/30 of the monthly pirice. Please ask an estimate before you book a period shorter than 30 days It will be about € 100 (or more), depending on the season and lenght of the stay
- For bookings of several months, you can terminate the contract earlier with at least 1 month's notice. A shorter notice period will result in deposit retention;
If you will need a legal registered contract the price will be 10% more;
PAYMENT
- Electricity fee (€75 per month), internet, and other building costs are paid at check-in and at the beginning of each rental month.
- The electricity fee is an advance payment. Due to recent increases in energy costs, a flat rate cannot be established. We will read the electricity meter together at check-in, and you will have an allowance of 150 kWh per month included in the fee. Any excess consumption will be charged at €0.50 per kWh.
- Cleaning fee (€40) for fresh sheets/towels is a one-time payment at check-in.
- A €700 deposit ensures the proper use of the apartment's furniture. It will be fully refunded via bank transfer after departure and inspection of the studio.
- Other building costs (€90) are paid at check-in and at the beginning of each rental month.

Lovely loft-studio apartment, located in one of the most characteristic and best preserved areas Borgo Pio and right next to the Vatican City. The neighborhood is very safe and surrounded by many popular restaurants. All the main monuments are near and you may explore the city on foot. We are very close to several metro and bus lines, also it's very easy and cheap to get there from the airport Fiumicino.
Air conditioning included.
The loft has a double bed which is easily accessible through a staircase, under which you will have wardrobes and drawers. Also there is a new sofa bed in the hall "living" room.
The apartments has everything you need, so that you feel at home.

Siamo molto vicini a diverse linee della metropolitana e degli autobus, inoltre è molto facile ed economico arrivare dall'aeroporto di Fiumicino.

Il loft ha un letto matrimoniale che è facilmente accessibile attraverso una scala, sotto il quale avrete armadi e cassetti. Inoltre c'è un nuovo divano letto nella sala "soggiorno".

The apartment is an indipendent small studio-flat in the very heart of Rome's most iconic district, a few steps away from the Vatican, the Pantheon, Piazza Campo de Fiori, Piazza Venezia, the Imperial Forums, the Colosseum, the Trevi's Fountain, the Spanish Steps and many other touristic sites.
The studio-flat is very quiet, yet close to many discos, pubs and restaurants.
It is equipped with a kichenette, a round dining table, a sofa with a coffe table and a toilet with shower and accomodates 1 or 2 persons.
The bed can be lifted closed through an electric mechanism. The apartment enjoys an open view on Roman roofs.
All finishings in the apartment are made with wood, giving the studio an elegant and cozy look.
The apartment is on fourth floor, guests will have to climb 65 stairs to reach it: in fact, as it is inside an historical building, there is no elevator.
The minimum rental period for the apartment throughout the year is 6 months.
The price asked includes building cost, but is related to medium/long term rent: it is therefore applicable to rents of at least 6 months.
Shorter periods will cost a little more, yet feel free to ask. In fact, for Summer period (June, July, August), the apartment can be rented for shorter periods (minimum 1 month) at € 1.250 per month + electricity & building costs.
Please acknowledge this is a no-smoking apartment and a fine of € 50 will be retained from the deposit should the apartment smell like smoke at the time of your check out.

5. BOOKING PROCESS:
- if for some reason you are not allowed to select the wished dates, that is not a bug in the system, that simply means the wished dates are already booked and unavailable;
- First month's rental payment made via HA (HousingAnywhere). Subsequent payments directly to the landlord.
