El precio del arrendamiento incluye los gastos generales del inmueble, servicios, tributos, cargas y demás responsabilidades no susceptibles de individualización, pero no así los gastos por servicios con que cuenta la vivienda arrendada y que se individualicen mediante aparatos contadores, que están incluidos hasta un máximo de 200€ mensuales (luz, agua, gas e internet), si hubiese exceso, este será de cuenta exclusiva de los arrendatarios del piso (se divide entre el número de compañeros).
A la entrega de las llaves, el arrendatario hace entrega del importe de un mes renta en efectivo.
La fianza se devuelve al final del arrendamiento por transferencia o PayPal después de haber entregado las llaves en el plazo de 45 dias (cuando este haya recibido todas las facturas de consumo y se haya revisado la habitación y el piso). Siempre intentamos devolver la fianza lo antes posible.
En ningún caso la fianza puede ser usada para cubrir el alquiler. La fianza responde a gastos por destrozos, sustitución de llaves o cerraduras y gastos por limpieza si lo considera oportuno la arrendadora. Los arrendatarios del inmueble son responsables del mantenimiento y de la limpieza del inmueble (se aconseja un plan de limpieza por turnos). Al inicio de cada mes se hará una revisión de la limpieza y en caso de necesidad, se contratará un/a limpiador/a cuyo gasto será a cargo de los arrendatarios.
N O R M A S D E L P I S O
OBLIGACIONES DE LA ARRENDATARIA:
- En caso de fuga de agua, cerrar la llave de paso del agua
- No cargar la lavadora con más de 5 kilos de peso, ni con menos de 4 kilos para evitar la rotura de la misma
- No abrir la puerta de la lavadora antes de que el cierre automático se desbloquee (normalmente tarda 5 minutos después de cada lavado)
- En caso de cortes de luz, revisar el cuadro eléctrico de que todas los diferenciales o magneto térmicos estén hacia arriba
- no se permite tirar toallitas u otros objetos que no sean papel higiénico al váter
- En caso de pérdida de llaves o si se olvida la llave dentro de la habitación o del piso, la arrendataria paga 10€ en concepto de desplazamiento de la arrendadora
- Es obligatorio usar un protector de colchón y devolver las sabanas, las toallas y el protector lavado en un estado aceptable
- Cerrar las puertas del portal y de la vivienda siempre
- En caso de problemas con el internet, la arrendadora facilitará a la arrendataria un número de teléfono de asistencia técnica de la operadora y los datos de acceso. La arrendataria será responsable de llamar al servicio técnico y hacer las pruebas correspondientes que le indiquen.
OBLIGACIONES DE LA ARRENDADORA:
- Asegurar el buen funcionamiento de los calentadores de agua y la hornilla, la nevera, los grifos, la ducha, el váter, de la electricidad y demás instalaciones fijas del piso. Dado que los servicios técnicos y los seguros a veces tardan en ir y reparar las averías, se da un plazo máximo de 1 mes desde el aviso por parte de la arrendadora para reparar las averías (siempre se intentará que se resuelva lo antes posible).
INVENTARIO DEL PISO:
- Los pequeños electrodomésticos como pueden ser tostadora, hervidor, cafetera, ventiladores, etc., el menaje de cocina y la vajilla son un extra del que puede disponer la vivienda, pero no están incluidos en el alquiler, por lo que se deben usar de forma responsable y en caso de avería o destrozo, informar a la arrendadora
- Algunas habitaciones disponen de almohada, manta, sabanas y toallas que no están incluidos en el alquiler, pero se pueden usar de forma responsable y se deben devolver en el mismo estado del que se han entregado
- Se le entregan sábanas y toallas al arrendatario
NORMAS:
- No se permite el subarrendamiento
- No se permiten más de una persona de visita por arrendataria y habitación

- Se permite a cada inquilino tener visita de fuera de Málaga (1 persona máxima por habitación) con pernoctación como máximo de 10 días al mes a 5€ la noche. La visita se debe de comunicar de antemano al arrendador. Los 5€ por noche se usarán para el mayor gasto de luz, agua y gas y para mejoras generales en el piso. Sin previo aviso, la visita se cobra a 10€ la noche desde la primera noche y se puede rescindir del contrato.
- No se permite el acceso de personas ajenas (que no sean inquilinos) a la cocina del piso, salvo que se haya comunicado como visita que pernocte
El incumplimiento de cualquiera de estas normas puede llevar a la resolución del contrato y/o la no devolución de la fianza.
