Die Leopoldstrasse ist direkt vor der Tür, der Englische Garten ebenfalls, die Uni ist nur einen Steinwurf weit weg, und die ganze Wohnung wurde 2023 renoviert. Die U-Bahn Station Universität und Giselastrasse sind 3 min weit weg.
Es gibt 5 Zimmer in dieser Wg,
das ganze Haus wird von WG's genutzt, ich hoffe du bringst Freude daran mit, es wird 100% niemals langweilig;)
Es gibt eine gute Mischung an Bewohnern des Hauses, kann gut sein, dass du einfach mal spontan von ner anderen gemischten WG eingeladen wirst.
Unten im Haus sind direkt viele coole Läden, ein Vietnamese, ein Friseur, ein kleiner Supermarkt, hier kriegst du alles von Bier bis Champagner....aber sonst auch beinahe alles was du vermutlich so mal schnell brauchst.
Die WG's liegen im1. - 2. und im 5. Stock, es gibt einen Aufzug.
Wichtig ist uns, dass du die Einrichtung sowie die Küche, die schon dabei ist, pfleglich behandelst. Bitte sei nett ;)

Möbel sind, ein Doppelbett, ein Schrank, ein Regal, ein Schreibtisch und ein Drehstuhl. Alle Details der Wohnung, Bettzeug, etc. sind von dir zu stellen, teilweise ist es auch da, hängt aber davon ab, was die vorherigen Bewohner dort lassen. Die Küche hat alles, auch Geschirrspüler und Waschmaschine. Internet ist beste Glasfaser von Mnet mit 100 MB.
Natürlich ist mit im Preis, regelmässig eine Putzfrau, Internet Glasfaser, teilweise ein HD Fernseher für dich inklusive von uns gezahlter GEZ Gebühr. Dir soll es ja gut gehen.

Die Wohnung ist komplett mit Küche, Fernseher und allen notwendigen Möbeln ausgestattet. Der neue Mieter muss also lediglich seine persönlichen Dinge mitbringen.
Die Miete ist inklusive Heizung, Müllabfuhr und Warmwasser. Lediglich Strom und ggfs. die Rundfunkanstalten müssen selbst angemeldet werden.
Vom Architekten solide geplant, verteilt sich die Wohnfläche von ca. 30 qm perfekt, ohne z.B. das Schlafzimmer in seiner Größe zu vernachlässigen.

Die öffentlichen sind nur ca. 3 min entfernt.
Die Plinganser Str. ist nahe, aber kaum zu hören - sorgt aber für top Anbindung in die Stadt.
Der Flaucher ist sehr nahe - geniales Areal, besonders für alle die die Isar und Grün mögen!
Ansonsten gibt es sehr nahe einen Rewe Markt, sowie auch sonst alles, was man benötigt für den täglichen Bedarf.

Üblicherweise werden die Zimmer gemietet von Studenten oder Young Professionals - zumeist Anfang 20.
Ich habe keine Filter irgendwelcher Art, ausser seid bitte freundlich, zuverlässig und ordentlich.

The Plinganser Str. is close, but can hardly be heard - but it provides a great connection to the city.
The Flaucher is very close - a great area, especially for those who like the Isar and greenery!

Wg life:
The rooms are usually rented by students or young professionals - mostly in their early 20s.
I don't have any filters of any kind, other than please be kind, reliable and tidy.

The deposit is 1000€ - this has to be paid 4 weeks before moving in, or as soon as possible.
