Die Wohnung hat 2 Zimmer auf insgesamt 71m2. Vorzimmer, Bad und WC getrennt, ein großes Schlafzimmer, Küche und gemütliches Wohn-/Esszimmer. Die 2 Zimmer verfügen über je 2 große und neuwertige Fenster mit Innenjalousien, sodass die Wohnung sehr lichtdurchflutet ist, aber nachts gut abgedunkelt werden kann. Die 2 großen Zimmer sind außerdem mit hochwertigem Parkett ausgestattet.
Im Wohn-/Esszimmer findet man einen Schreibtisch, eine schöne Couch mit Sitzgelegenheit sowie einen Esstisch und 2 Regale, wo viele Bücher Platz finden. Die Küche ist hochwertig ausgestattet und hat alles, was das Herz begehrt: ein Ceranfeld mit 4 Kochfeldern, einen Geschirrspüler sowie alle Geräte, die man sich wünscht. (Mikrowelle, Mini-Backofen, Kaffeemaschine, und und und...) Das Badezimmer verfügt ebenfalls über ein Fenster und eine geräumige Dusche sowie eine neue Waschmaschine. In allen Räumen gibt es Heizkörper, die über ein zentrales Thermostat bequem eingestellt werden können.

Wir übergeben die Wohnung komplett möbliert und du kannst einfach mit deinen gepackten Koffern einziehen. LAGE: Die Lage ist perfekt: Gleich ums Eck fahren die Straßenbahnlinien 49 und 9, die Buslinie 12A ist genau auf der gegenüberliegenden Straßenseite. Eine Minute entfernt findet man die U3 Station Schweglerstraße. Zur Hauptuni braucht ihr 15 Minuten, in die Innenstadt 10 Minuten.

The common areas are cleaned all two weeks by our housekeeping and every necessary repairment is done as soon as possible.
The bedroom size of the rooms with own bathroom is 18 m2. The bathroom has around 4 m2 so in total the rooms have 22 m2.
All rooms are separately accessible.
The kitchen is shared with your flatmates and it comes equipped with an American XXL refrigerator, Siemens or Bosch devices and all necessary cooking equipment and is also cleaned all two weeks by our housekeeping.
We also provide you extra with two separate bathrooms in this one apartment (two showers, two toilets and one washing machine) that is cleaned all two weeks by our housekeeping. Due to the way the house is built, it can occasionally happen that the tap water takes up to 10 minutes to warm up.
Best possible Wi-Fi Internet connection is of course included.

The shared flat is located on the 1st floor in the 8th district in an incredibly quiet side lane.
The area provides you with a lot of shopping opportunities and excellent connections with public transport. The metro station of U6 and several tram stations are remarkably close. The trams brings you within a few minutes to all universities, the shopping malls, parks and museums. Furthermore, the U6 brings you in just a few minutes to the Donau, Westbahnhof and Mariahilfer Straße (biggest shopping street in Austria).
Currently, the 8th district is the most popular, safest, most beautiful district for all social classes.
